Home Inspection Expectations

So, you just went under contract. Now, what comes next? One of the most vital steps during your home purchase is the home inspection. The inspection provides a level of protection to the buyer prior to closing. Let's talk about the role of everyone during the home inspection: 

The Buyer

During the home inspection, you will learn about the home. Prior to your inspection appointment, prepare yourself by reviewing the property disclosures that have been provided to you. Make a list of any questions or concerns you may have about the property. Being present during a home inspection gives the buyer the opportunity to hear explanations directly from the inspector. Most inspections are 2-3 hours in duration, depending on the size and complexity of the home.

The Buyer's Agent

Your agent should attend the home inspection. Your agent will help you understand the inspection and expectations of what should take place after the inspection is complete. 

The Listing Agent

The listing agent may attend the inspection to represent the seller. Since terms of the final deal are often based on what is found at the home inspection, the listing agent will be better equipped to negotiate the inspection findings if they attend.

The Inspector

The inspector will conduct an inspection of the home. During this time, they will check for compliance and assess for hazards or structural defects. They will examine both the interior and exterior of the property, including infrastructure, electrical and plumbing systems, and water quality. Home inspectors are not contractors; they will not be doing any repairs. Inspectors are there to assess the property and prepare an inspection report.
